Selecting your home and options:
We will review the floor plans and go through the option book with you to "feature benefit" all the options. Then we will get a bid from the factory on the "factory cost options" you have selected to assure the best price.

Site review:
We will come out on your property and evaluate what it takes to place the home of your selection. This is a "no cost" benefit to you.

Gather all the bids:
We will give you bids on all the aspects of placing said home on said property. We will also instruct you on the other facets of placing your home on your property, such as PG&E, hookup costs (water and sewer) encroachments, etc.

Acquiring permits:
We will coordinate and gather all the necessary paperwork to acquire county approval. We will submit the plot plan, foundation plan, garage plan and a topographical map (if necessary).

County approval:
We will negotiate with the county all aspects of placing your home on your property to assure you are following all the county requirements.

Septic:
We will coordinate acquiring and evaluation of the type of system you will need.

Permits:
Once permits are ready for pick up, we will pick up the permits and coordinate the home installation project

Grading:
We will coordinate that the grade, elevation of your property meets the county requirements. We will try to accomplish a level lot and that all proper utilities are in place and ready to hook-up.

Foundation: We will form and pour the foundation. Our foundations are higher-quality than the industry standard. Knowing that the foundation is the cornerstone of any construction, we place a high regard to this feature. Our foundation is considered a "concrete boat". You will have a full concrete slab, with a drainage system, that the house is placed over with a full cinder block or concrete wall surrounding the home. This perimeter wall is approximately 30" tall so there is ample room to get around underneath. We then backfill all but 8" of the wall so the end result is a low profile home. (The home is only approximately 8" above ground). This gives the home a residential look. This type of foundation will allow you to pour patios, sidewalks and entry steps. Patios and walkways are about $6 per square foot and decks (raised platforms) are about $45 a square foot. That's a $39 per square foot difference!

Set-Up:
We will place your home on the foundation, connect the crossover, close up the outside, finish the drywall, install the carpet, connect to utilities (water and sewer), hang your ceiling fans (if necessary), hang your interior and exterior lights and detail the interior of your new home.

Concrete:
We will oversee the installation of your steps, patios and walkways to assure they are done in a timely fashion.

Garage:
We will build the garage for only $50 per square foot. That is an attached or detached garage. The price includes a 16' main door along with a personnel door and a 4-o window, outside lights plus electrical outlets. All to match your new home (shingles and paint).

Finish work:
We will assure the finish grade, as it is the signature of a contractor's job. This will be completed with the slope being away from your new home within the county code.

Final:
We will acquire the county final inspection, the 433A. You are now a new home owner… congratulations! We will assure that all the above construction will be done in a timely fashion.

Service program:
We will come out approximately every 4 months for the first year after the close of your new home, whether you need us or not. Service is our main concern.
